If you are in Key West to snorkel, stay in Old Town, between the Historic Seaport and the Front Street end of Duval. Sunset Watersports, Sebago and several smaller boats check in at the Seaport, while Fury’s reef trip and Danger Charters board behind Opal Key Resort & Marina, and from Old Town both are a walk. Upper Duval puts you on the south-shore beaches, a five-minute drive from either dock. New Town on North Roosevelt Boulevard has the chain hotels with parking included or cheap, and Stock Island is the base for the dolphin and private charters that leave from its marinas. Old Town rooms cost the most, and almost every hotel adds a resort fee and a parking charge to the nightly rate.

Hotel facts, fees and prices were read on Expedia on 1 November 2026. Drive and walk times are free-flow route estimates, and Old Town parking can add more time than the drive.

At the Historic Seaport, Sunset Watersports checks in at 201 William Street, Sebago on Lazy Way Lane, Fury’s Double Dip and dolphin trips at its booth at 631 Greene Street, and Honest Eco and Dolphin Echo at the Waterfront Brewery docks. Behind Opal Key Resort on Front Street, Fury’s reef snorkel and Rum & Reggae trips and Danger Charters board. SNUBA of Key West sits at Garrison Bight off North Roosevelt Boulevard. On Stock Island, Dolphin Safari Charters and Six Fins Charters leave from the Perry Hotel & Marina.

Old Town: walk to the boat

Old Town suits anyone without a car and anyone on a 9 a.m. boat. Sunset Watersports asks for 60 minutes before departure, so a room ten minutes away means a 7:50 walk instead of a drive and a parking hunt. The trade-off is price and parking: the city charges $6 an hour and $48 a day at the Old Town garage and the Key West Bight lot, and most hotels here charge $40 to $50 a day for their own spaces.

On the waterfront, The Marker Key West Harbor Resort (upper) is a one-minute walk from the Historic Seaport, the shortest walk to the Sunset Watersports and Sebago check-ins of any hotel we read. Opal Key Resort & Marina (upper) has Fury’s pier and Danger Charters’ shop at its base, and lists a marina, pool and hot tub. Pier House Resort & Spa (luxury) at 1 Duval Street has its own beach and a minimum check-in age of 24. Fury’s glass-bottom boat checks in between it and Ocean Key.

Cheaper rooms a few blocks back

The inns on Eaton and Fleming streets cost less and are still a walk from the Seaport. Fitch Lodge (mid-range) is 8 minutes on foot from 201 William Street and takes guests from 18. Eden House (mid-range) on Fleming Street lists no resort fee, though its parking is half a mile away at $50 a day. See all stays in Old Town.

Duval and upper Duval: beach and nightlife, short ride

Upper Duval runs to the south shore, where the Atlantic beaches are, and suits a trip split between snorkeling and the bars. From the 1300 block the docks are 25 minutes on foot or about five minutes by car or taxi. Mid-Duval is closer: La Concha Key West (upper) at 430 Duval Street is a 9-minute walk to Opal Key, and adds a $33.75 destination fee plus $45 self-parking a night. Southernmost Beach Resort (upper) is 2 minutes from South Beach, with adults-only rooms in its Avalon building and the highest resort fee of the hotels we read, $76.50 a night. See all stays along Duval Street.

New Town and North Roosevelt: drive and park

New Town is where the larger chain hotels are, along North Roosevelt Boulevard on the Gulf side. It suits families with a rental car and anyone booked on SNUBA at Garrison Bight, a 4-minute drive from the Courtyard. Any Old Town boat means 7 to 12 minutes in the car plus a paid Old Town space, since Fury, for one, provides no parking at its check-in points. Courtyard by Marriott Key West Waterfront (mid-range) shows parking included and no resort fee. Beachside Resort & Residences (upper) has its own beach and pier, used by an adults-only sandbar boat, and charges $25 a night for covered parking. See all stays in New Town.

Stock Island: for the charter boats

Stock Island is the next key east of Key West, and its marinas are where several dolphin and private charters tie up. If your trip leaves from the Perry Hotel’s docks, a room there takes the drive out of the morning. For an Old Town reef boat it is the wrong side: 14 to 17 minutes each way, plus Old Town parking. The Perry Hotel & Marina Key West (upper) lists no resort fee and $30.38 a night to park. Hilton Key West Resort & Marina (upper) is a 6-minute walk from Stock Island Yacht Club & Marina and a 5-minute drive from the Perry. See all stays on Stock Island.

The airport strip: for late flights

Key West International Airport sits on South Roosevelt Boulevard, and the Old Town hotels on this page list it 10 to 12 minutes away by car, so most visitors do not need an airport hotel at all. It helps when you land late or fly out first thing after an afternoon snorkel. Hampton Inn Key West FL (mid-range) is an 11-minute walk from the terminal, includes breakfast, charges $15 a day to park and lists no resort fee. From there the Historic Seaport is about 12 minutes by car.

Should you split the stay?

Usually not. Key West is small: the longest leg in the table is 17 minutes, and changing hotels costs a morning that a reef trip would use. Split only when you have two boats on opposite sides, such as a reef trip from the Seaport and a dolphin charter from the Perry Hotel’s marina, and at least four nights. Then spend the first nights in Old Town for the morning reef boats and finish on Stock Island or the airport strip, closer to the terminal on departure day. If you book one hotel, pick the one nearest the boat with the earliest check-in.

Booking tips

Book the boat first. Most reef trips we review cancel free up to 24 hours before, so you can hold a seat while you shop for rooms. Winter cold fronts cancel or move some trips, so a room with a flexible cancellation policy pairs well with a winter boat.

Check the dock on your voucher, not the operator’s name: Fury alone uses Opal Key’s pier for its reef snorkel and the Greene Street booth for its Double Dip and dolphin trips. Arrive when the operator asks, 30 minutes early for Fury and 60 for Sunset Watersports. Floridays’ listing says it boards at the back dock behind its hotel, with no hotel named, so check your confirmation. If you are not in Old Town you need a car, a taxi or a ride share: the reef trips we review meet you at the dock.

Read on each hotel’s Expedia listing on 1 November 2026; fees are charged at the property and may change. We did not read the fees for hotels not in this table. In our arithmetic, a night at Opal Key for 10–11 February 2027 comes to $376 plus the $39.38 resort fee plus $30 parking, $445.38 before taxes. At Fitch Lodge it is $258 plus $50.63 plus $40, $348.63, and if you walk everywhere you can skip the parking.
